Creative Factory is building a network of spaces for Middlesbrough’s creative community.
From affordable homes for artists and makers to studios, workspace, public-facing spaces and places to experiment, we’re bringing empty and underused buildings back to life and giving them a new purpose.
We want to create places where people can live, work, make, meet and grow and where creativity can become part of the everyday life of the town.
Gresham Live/Work Apartments

We’ve transformed two previously empty and neglected properties in Gresham into four one-bedroom live/work apartments for artists, makers and creative practitioners.
The apartments offer affordable places to live, work and develop a creative practice, while creating a community of creatives in the area.
Residents become part of the wider Creative Factory network, with opportunities to get involved in workshops, skill-sharing, events and creative activity in the local community.

These properties had been standing empty and falling into serious disrepair. We’ve brought them back into use as bright, flexible homes designed around the needs of the people who live and work in them.
The project is about renovating buildings and creating opportunities for creative people to put down roots in Middlesbrough, build their practices and become part of the communities around them.
The first residents have now moved in, with the apartments becoming the starting point for a growing creative community in Middlesbrough.

Right in the centre of Middlesbrough, we’re transforming a former H. Samuel jewellers into a new kind of creative space.
No.46 has been empty for years. Now, we’re stripping it back and giving the building a new life - creating affordable space for creative businesses, artists, makers and organisations.
Spread across three floors and more than 4,000 sq ft, No.46 will bring together workspace, studios, public-facing activity and space to try out new ideas.

We don’t want No.46 to be another building where people work behind closed doors.
Its location on Linthorpe Road gives us the chance to make creativity visible - connecting the people working inside with the people passing by outside.
The building is being designed to be flexible, accessible and useful to the creative community, with a lift making all three floors accessible.
The refurbishment is now underway, with the building being stripped back and prepared for its next chapter.
